  Pre-Purchase Home Inspection: 
                                                                               
 A Professional Home Inspection is the first step in protecting what may be considered the largest investment you'll ever make. A  Home Inspection is an objective visual examination of the physical structure and systems of a house. A Home Inspection can identify the need for repairs, as well as the need for maintenance to help keep the house in good condition. A Home Inspection provides buyers, sellers, agents, and property owners with important information essential to evaluating the home's condition. After the Home Inspection, you'll have a much clearer understanding of the property, and be able to make your purchasing decision confidently.
 
  Pre-Listing Home Inspection: 
 
 If your preparing to sell your home, it's a good idea to consider a Pre-Listing Home Inspection. Locating, identifying, and repairing any of your homes defects prior to the sale, will help to make your sales transaction process easier, and give you confidence when disclosing the condition of your home. A Pre-Listing Inspection can be beneficial in several ways.
  • It allows you to see your home through the eyes of a critical and neutral third party.
  • It alerts you to immediate safety issues before agents and visitors tour your home.
  • It permits you to make repairs ahead of time so that defects won't become negotiating stumbling blocks later.
  • Provides you time to select appropriate contractors or make repairs yourself, if qualified.
  • It reduces your liability by adding professional supporting documentation to your disclosure statement.  
 
  Bank Foreclosure Inspection:
 
 It’s always important to have a Home Inspection when your purchasing a property, especially if the property is a bank owned foreclosure. Banks sell these foreclosures “as is” and have no legal responsibility for any lurking defects. Some of these foreclosures may have suffered from vandalism, homeowner damage, or simply decay from sitting empty.  Home maintenance is often deferred long before the homeowner stopped making mortgage payments. If the Home Inspection reveals only minor defects, you’ll enter into the transaction with peace of mind and a better idea of what repairs are needed. That alone is worth the price of an Inspection. If the Inspection reveals a costly disaster, you can avoid a financial headache and continue your search for the ideal property.  
 Real Estate investors are purchasing some of these homes and performing minor repairs such as repainting the interior and/or installing new carpet in hopes of reselling and making a substantial profit. Homebuyers should be aware, while these homes may be pleasing to the eye, the fresh paint and new carpet could be masking unforeseen problems.
 
 
   What to expect on Inspection Day:
     
  The average Professional Home Inspection takes  approximately 2-4 hours depending on size, age, and condition of the home. I encourage my clients attend the Home  Inspection so I can address any questions or concerns they may have, review any defects that may have been discovered, or discuss any items that may require maintenance.
